New Flora (Neue Flora)
| In Hamburg Altona in 1990, the Neue Flora was specially constructed for the musical Phantom of the Opera. After the last curtain fell for Mozart-The Musical and the Titanic, the musical The Dance of the Vampire is now running every evening.
With approximately 2100 seats, the Neue Flora is one of the biggest theaters in Europe. In addition to the well-known theater, the Neue Flora complex also contains about 9000 square meters of office and commercial space. The facility also provides approximately 550 parking spaces in the underground garage. The property is divided into two wings, which run parallel to the Alsenstrasse or the Stresemannstrasse.
The street car at the Holsten Train Station, which is directly across from the facility, provides a very good connection to the public regional transportation system. The Alsenstrasse as a north-south connection and the Stresemannstrasse, which essentially leads out of the inner city, are the main traffic arteries that directly connect the facility. In addition, there is a good connection to the Hamburg Airport.

Description of the Facility
| The facility is divided into three main parts with each having a staircase with elevators. The office-specific shell development consists of the second through the fifth floor and a recessed sixth stepped floor.
The facility was built using reinforced concrete skeleton construction and offers high flexibility for the division of offices with a module of 1.35 meters.
The outside walls are covered with ventilated faced brickwork and thermal insulation. The interior is white and the staircases are plastered and covered with an impact-proof finish.

Office Furnishings
| The office units have multiple glass-pane insulation. In addition, the office areas, which are parallel to the street and on the back of the facade of Alsenstrasse 2, have outside awnings for sun protection and can be operated from the inside.
The power supply and the media supply are provided by window ledge channels. Structural built-in ceilings with integrated ceiling lights and plaster walls provide the office units with a day-bright atmosphere. The flooring is of durable antistatic needle web.
The pantry kitchens are equipped with upper and lower cabinets as well as a sink and refrigerator.
The sanitary facilities, which belong to the office unit, are tiled and sanitary accessories are white and hanging.
The facility is connected to the distant-heating network.
